I had to fire my contractor before the project started

and move to Middle Georgia to be a full-time project manager for my newest flip.

This meant I could not be a full-time real estate agent

for my clients in Atlanta.  If I’m not selling real estate because I have to be at a rehab project all day- how can I make money to pay my bills?

I remembered the book by Gary Keller, “The One Thing”  The entire book explains the opportunities you can find you when you focus only on “one” thing.  My “One Thing” is real estate. I needed to maximize that one thing to create the life I wanted. It needed to make sense and “cents”. So I created a love triangle.

During the rehab, I made my real estate license my “passive income”.

Here’s how:

  1. I referred clients to other agents. I made $$$ from every closing, requesting 30%-50% on each referral. 

  2. I gave myself a commission on the purchase of my own investment property. (Special stipulations: “Agent is the buyer of the property.”)

Once the rehab was complete it became an investment property.

This gave me passive income,

and selling real estate full-time became my active income. 

No matter the market, I have income coming in passive and active through my one thing.

Think about what you are good at. How can you maximize it? 

Once you realize what your “One Thing” is, focus on it.

What opportunities are in that one thing?

Once it’s discovered,

it will create a domino effect that leads

from one opportunity to another.

It can solve your problems and give you freedom.
